![]() Rodgers Appraisal maintains the highest professional ethicsGenerally, appraising is a long term career. Requirements to become a licensed appraiser have increased more than ever in the past. So it goes without question in this day and age that real estate appraisal can definitely be dubbed a profession as opposed to a trade. As with any profession we are bound by ethical considerations.
The appraiser's primary responsibility is to their client.
Typically, for a standard residential appraisal, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has brought in to maintain independence.
Consequently, appraisers have certain duties of privacy to their clients, plus strict rules and regulations controlling with whom we share information. As
a homeowner, if you want a copy of the appraisal document, you generally should get it via your lender instead of the appraiser.
Appraisers will frequently need to consider the interests of third parties, such as homeowners, buyers and sellers, or others. Normally the third parties are explicitly defined in the appraisal report. An appraiser's fiduciary role is only to those third parties who the appraiser knows, based on the scope of work or other things in the framework of the job.
Appraisers also have standards outside of boundaries of clients and others. For example, appraisers must store their work files for at least five years - at Rodgers Appraisal you can rest assured that we abide by that rule. We only perform to the highest ethical standards possible. Doing assignments where our fee is dependent on our value conclusion is never an option. That is, we don't agree to do an appraisal report and base our pay upon coming up with a particular value conclusion. There's an obvious conflict of interest if an appraiser can report a larger value with the reward of getting paid more money! Finally, the Uniform Standards of Professional Appraisal Practice clearly defines a violation in ethics as the acceptance of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We diligently follow these rules to the letter which means you can be assured we are going above and beyond to provide an unbiased determination of the home or property value. With Rodgers Appraisal, you won't have any doubts that you're receiving 100 percent ethical, professional service. |
